HomeWend is an English-language, buyer-side workspace for buying a home in the Netherlands. You paste a listing URL and it imports the facts, then runs the purchase from there: saved homes, viewings, bidding, mortgage documents, notary prep and an 18-step journey to the keys. It is operated by Simber Tech, registered in the Netherlands under KvK 94426392, and is independent of listing sites, brokers and lenders.
What HomeWend is
HomeWend is a workspace for the buyer side of a Dutch home purchase. You find a listing wherever you already look (today that means Funda links), paste the URL, and HomeWend imports the facts of that home and becomes the place you run the purchase from.
From there it covers the parts of the process that normally live in a dozen browser tabs and an inbox: a saved-homes tracker, viewing requests, a bidding simulator, a reusable mortgage document vault, a valuation estimate with its range and the drivers behind it, matching to buying agents and mortgage advisors, notary-day preparation, and an 18-step journey that runs from the first viewing to the keys.
One account covers every home you track, because most buyers in this market lose a bid or two before one lands.
Why HomeWend exists
The Dutch buying process is documented mainly in Dutch. The sealed-envelope bid, the financing clause (financieringsvoorbehoud), the three-day cooling-off period, the list of documents a lender wants, the notary deed: the good explanations of all of it assume you read Dutch. Many people buying a home in the Netherlands do not.
HomeWend is built in English for that reason. Not translated after the fact, but written in English around the Dutch process, so the terms you will actually meet are named in Dutch and explained in English at the moment they come up.
The second reason is that the work itself is scattered. The facts of a home sit on a listing site, the numbers in a spreadsheet, the documents in an email thread, and the deadlines in your head. HomeWend puts them in one place so the purchase can be tracked rather than remembered.
What HomeWend is not
HomeWend is not an estate agent or a broker. It does not sell or list homes, does not represent sellers, and is not a party to your purchase.
HomeWend is not a lender and not a mortgage advisor. It does not lend money, does not arrange mortgages, and is not a regulated financial or legal advisor. Nothing in the product is financial, legal or tax advice.
HomeWend does not replace the professionals you need. A mortgage advisor still arranges your financing, a notary still executes the transfer, a valuator still produces an official valuation (taxatie), and a buying agent still negotiates for you if you hire one. HomeWend prepares you for those conversations and keeps the paperwork in order.
Estimates, scores and cost breakdowns in HomeWend are decision support. They are indicative, they can be wrong, and a valuation estimate is not an official taxatie. Verify anything that decides money with your own advisor.
HomeWend is also not affiliated with Funda or any other listing site. It imports the listing you paste, at your request, and links back to the source.
How HomeWend makes money
Your first imported listing is free, with no card on file. You get the workspace, the imported facts and the 18-step journey before you pay anything.
When you are ready to bid, the Journey Pass is a single payment of €299. It unlocks the full toolkit (bidding analysis, the full document vault, market analysis, notary prep and professional matching) for every home on your account, until you get the keys. There is no subscription, no stored card, and no second payment if you lose a bid and start on the next home.
If you choose to hire a buying agent or a mortgage advisor through HomeWend, their fee is theirs, set by them and shown to you before you commit. HomeWend charges you nothing on top of it.
Who operates HomeWend
HomeWend (homewend.nl) is operated by Simber Tech, a company registered in the Netherlands with Chamber of Commerce number (KvK) 94426392, at Klaterbos 117, 2134 JC Hoofddorp, Netherlands.
That is the entity you contract with when you buy a Journey Pass, the name on your invoice, and the name in the terms of service. Dutch law governs those terms, and Dutch consumer protection applies to the purchase.
Where HomeWend is today
HomeWend is in beta and says so in its terms. Features change, some of them break, and the product should not be your only record of a transaction. Imports currently start with Funda links, and more Dutch sources are planned.
Being early is not an excuse for being vague, which is why this page states the limits rather than a roadmap. If something on it stops being true, the page changes.

If you think something in the product is wrong (a number that looks off, a step that does not match what your notary or advisor told you), that is the most useful message you can send. Corrections to the process itself are worth more to us than feature requests.
