How analytics works here
HomeWend measures how the site is used with PostHog, and it does so for every visitor, without a consent banner. We can do that because the setup is deliberately minimal in its impact on your privacy, which is the standard Dutch law sets for exempting analytics from the cookie-consent requirement (art. 11.7a lid 3 sub b Telecommunicatiewet):
- One first-party cookie and matching localStorage entries, used only to recognize this browser on a return visit. Nothing follows you to other sites.
- Data goes to PostHog's EU cloud and is used only to understand and improve HomeWend. It is never used for advertising, never enriched with outside data, and never shared or sold.
- Your IP address is discarded at the moment an event arrives. It is used to derive a rough location (country and city) and is not stored.
- Our legal basis is legitimate interest (art. 6(1)(f) GDPR), and you can object at any time with the switch below. If your browser sends Do Not Track or Global Privacy Control, analytics never starts at all.
Analytics includes session replay: a reconstruction of the pages you visit, rebuilt from what your browser draws, so we can see where the product loses people. It runs on the same terms as the rest of analytics: on by default, off when you use the switch below or when your browser sends Do Not Track or Global Privacy Control. It is not video, and it never touches your camera or microphone.
Your browser blanks the sensitive parts before anything is sent. Everything you type is blanked, on every page, always. On the signed-in pages about your own purchase (your saved homes, each home's overview, bidding, journey, documents, notary and valuation, plus your account and viewing preferences) all on-screen text is blanked as well, and listing photos are replaced with empty boxes. A replay of those pages shows the layout you saw and where you clicked, not your address, your valuation or your bid. Files you upload are never part of a replay. One honest limit: a small number of tooltip and screen-reader labels can still carry a price or an address, because the blanking works on visible text and cannot reach the hidden attributes a browser uses for those.
What we store
| Storage | Type | Purpose |
|---|---|---|
ph_* (PostHog) | Analytics (cookie + localStorage) | First-party; recognizes returning visits so a return counts as the same visitor rather than a new one |
homewend:analytics-optout | Functional (localStorage) | Remembers that you opted out of analytics; set only when you opt out below |
homewend:* (sidebar, last home) | Functional (localStorage) | Interface preferences on this device |
| Auth0 session storage | Functional | Keeps you signed in securely |
| Crisp live chat | Functional (cookie + localStorage) | Keeps your chat session and its history on this device. Always on, because chat is how you reach us |
Functional storage is required for the product to work and is always on. There are no advertising or third-party marketing cookies.
Your choice
Opting out stops measurement immediately in this browser, removes the PostHog cookie and stored analytics identifiers, and keeps analytics off on future visits from this browser.
