1. What HomeWend is
HomeWend is a buyer-side workspace for buying a home in the Netherlands, operated by Simber Tech (KvK 94426392). It helps you organize a purchase: imported listing facts, AI summaries, market estimates, bid scenarios, document preparation, and introductions to professionals.

Simber Tech applies the Dutch small-business scheme (kleineondernemersregeling, art. 25 Wet OB 1968). No BTW is charged on the Journey Pass, and no BTW can be reclaimed on it.
HomeWend is decision support, not advice. Estimates, scores, win probabilities, and cost breakdowns are indicative and can be wrong. They are not financial, legal, or tax advice, and not an official valuation (taxatie). Always verify important decisions with your own mortgage advisor, buying agent, valuator, or notary.
2. Beta status
HomeWend is offered as a beta. The service is provided "as is": features may change, break, or be removed, and data flows may be adjusted while we build. We do our best to keep your data safe and the product honest, but you should not rely on HomeWend as your only record of a transaction.
3. Your account
You sign in through Auth0. You are responsible for your login and for the accuracy of what you enter. You must be 18 or older. You can delete your account at any time from the Account page; see the privacy policy for what deletion covers.
4. Journey Pass
The Journey Pass is a one-time purchase of €299 (processed by Stripe) that unlocks Pro features account-wide: full bidding analysis, saved scenarios, offer text, the full document vault and package export, full market analysis, and full professional matching. It applies to every home you track with the account.
€299 is the total. No BTW is added (see the KOR statement above), there is no subscription, and no card is stored. You receive an invoice by email after payment.
Delivery. The pass is activated on your account immediately after your payment is confirmed, usually within seconds. With iDEAL it can take a few minutes while your bank settles.
Your right of withdrawal. As a consumer you normally have 14 days to withdraw from a distance purchase. The Journey Pass is digital content that is delivered immediately, so before paying you are asked to expressly request immediate delivery and to acknowledge that you thereby lose that right (art. 6:230p sub g BW). The purchase cannot be completed without that acknowledgement, and we record it with your payment.
Our 14-day promise. Regardless of the above, if the Journey Pass is not what you expected, email [email protected] within 14 days of purchase and we will refund you in full. Your access ends when the refund is issued.
5. Listing data and sources
Listing facts, photos, and descriptions are imported at your request from the public listing you paste, and stay attributed to their source. They remain the property of their respective owners and are shown to you for your personal home purchase only. Market data and value estimates come from third-party sources and from HomeWend's own model, and are indicative.
6. Acceptable use
- Personal, non-commercial use for your own home purchase.
- No scraping, reselling, or republishing of data from HomeWend.
- No attempts to access other users' data or to disrupt the service.
- Only upload documents you have the right to share.
7. Liability
To the extent permitted by Dutch law, SimberTech's total liability for any claim related to HomeWend is limited to the amount you paid for the service in the 12 months before the claim. We are not liable for decisions you make in a purchase (bids, financing, closing), for the conduct of professionals you engage, or for the accuracy of imported third-party data. Nothing in these terms limits liability for intent or gross negligence.
8. Changes and termination
We may update these terms; material changes will be announced in the product. You can stop using HomeWend and delete your account at any time. We may suspend accounts that violate these terms.
9. Governing law
These terms are governed by Dutch law. Disputes go to the competent court in the Netherlands.
